If anyone wants info on MH's, especially on flipping them, they need need to a google search on "Lonnie Scruggs". Note that this guru is exceptionally good but does not have a web site.

Well I guess the forum name kinda lent itself to Lizzie's self centered perspective on alternative, Dan. I am also looking forward to more info on mobile homes and parks.

Well, it still looks very lonely to me as I've been searching through the whole site.
There must not be many people who deal with MHs on this site.
I have several. They are all in the country with the smallest acreage being
1 1/2.
They are easy to maintain and easy to rent. However getting people to take care of the acreage is a different story and we have learned to work with this part.

Here's a couple to make this forum less lonely....
1) Sometime this year, we'll look into Mobile Homes and be seller's finance, the Lonnie way....Hence, questions and/or commentary will be coming up...
2) We're about to start building our new two story house with full basement in a double cul-de-sac in a new subdivision. What's different about this?
We'll be building a concrete house in the midwest.....
How's that for starter, hmmm???

The concrete home? It'll be our primary home....We're planning on having the MB family get together over in the near future. If all goes well, weather-wise, the house will be done between mid-late summer.

Gloria, I feel your frustration. I never even thought about MH's until I listened to Scruggs. I was impressed and bought his inexpensive stuff. I studied it and went hunting. I learned that virtually every MH park within 30 miles of Milwaukee (my base) is owned or controlled by three people, each of which has rules prohibiting non-owner occupied homes. After looking at this further, I found that this is common in many parts of the country, possibly including yours. Check that out and, if that's the situation in your area, you may have to to make a course correction. The bottom line is that this is the reason you're not finding many MH investors.
Mike, Uncle Aldo is chomping at the bit to make this work. Based on what I've seen so far, I'll be shaking your hand later this year in Misery or Ill Noise. This, of course, is a first get-together, so attendance will be small. When word gets out about how great it was, the numbers will climb.
Debbie, congrats on the new concrete home. I'd love to see it. I've never seen a concrete roof and would like the chance to see the support system.

Oh, I don't know about small. I mean, we can't leave behind our spouses or significant other....
Unless someone has better offer, I say you all invited to my new home in several months. Let's say....mid September or beyond? We anticipate that our new home will be done somewhere between July-August (HOPING!!).
We'll have plenty of beds/pull out sofa and floor for air mattress/sleeping bags. I can not promise you brand new furnitures but I can promise you free foods and drinks!!!
Whadda ya say?

Just to note.... as a mobile home investor I do not rent any of the homes. I purchase them and then sell them on financing. I then service the financing though... you can also sell the financing to people that purchase notes. Because mobile homes are depreciating assets as a rule I do not rent them.
