Has anyone out there ever done or been involved in a conversion of a hotel or motel to an assisted living facility? With hotels down in value and predicted to further slide in 2010 the same building can produce a far higher Net Operating Income if successfully converted to an Assisted Living Facility or better yet to a combination Assisted Living/Dementia Care Facility. The prices are good, but when I look further into the process I find that it requires a Conditional Use Permit as well as the existing building having to be reevaluated by the Building Dept for its' new use as a Residential Care Facility for the Elderly. With the Conditional Use Permit it can easily take 6 months as it is almost always subject to a public hearing and the problem with the Building Dept is they may require modifications/upgrades to the existing building that are too expensive or too difficult to do. Has anyone found an easier way to set up assisted living operations?
