So! Are we having fun yet? To be honest crew, I see real estate heading further south as in more dips and discounts to come. This isn’t a double dip recession; it is a continuously progressing recession! The stimulus did nothing but increase the deficit while further deflating the dollar in order to avoid the inevitable. Free markets must be allowed to correct themselves.
Unfortunately the too big to fail corporate raiders have henchmen doling out treasury funds so the Traders/Traitors on Wall Street can continue getting their annual 350k year end bonuses. O.K. I’m done with my rant in the stocks arena. UGH!
Back to real estate: Hey people it runs in cycles! Yes there is money to be made in Short Sales, Foreclosures and Wholesaling but the big paydays of yesteryears are much fewer and further between. I applaud you for adapting to the new game if in fact you have.
I personally have done two deals this summer netting 25k and 20k, both these deals sold for around $160,000 each in their heyday. We picked one up for 50k and the other at 60k, sold #1 for 70k and #2 for 85k both homes sold to end users who knew these were great deals with margins left on the table. (No rehab was required by me or them)
Lesson: Don’t be greedy! Try to buy at .33 cents of the 2006 dollar value of the asset or less to ensure you and your buyer will profit. Both of these properties sold within 1 week because the end buyers could see that we were leaving 15% true equity or more on the table for them. (These were move-in ready with no repairs needed.)
Quick update on what I’ve been up to: After creating the 1500pg, 92 author Real Estate Heavy Weight manual, I went to work in doing the same type of research to find out and report back to you on what is working across the boards in business today.

Chris I must say that first link of yours has the best zoom in of those kinds of sites that I've ever seen. As a site designer/techie I'm going to have to look further into that one to see how they are implementing that. I will look at the others when I have more time this evening. It seems to have accurate info in an area I purposefully picked that some of the others are lacking in. Great addition to this thread!

For the past number of years, I have been using a product from a company by the name of Zoho.
Their website - www.zoho.com (http://www.zoho.com/) - offer 20 applications. The product I use is called Zoho Projects.
Zoho Projects is a web based project management, collaboration and issue tracking software that allows teams to collaborate and get things done (this really works!). Planning and Tracking helps you keep your project on schedule (accountability). Collaboration helps improve the communication within the team and keep everyone on the same page (you can share documents, spreadsheets, etc.). And the new Bug Tracking module helps your team iron out the very last details.
It will also allow for time tracking and billing. All of this is FREE for one project.

Zenman, basically it is a pretty grueling task in that the person in charge of updating needs to look at what exists already in the current book of links created earlier and then test those existing links while adding the newest resources found in this thread to create an updated edition.
