What do you think about the possible bubble in real estate? I am in Grand Junction CO and it seems to be steady here with 5-7% residental price growth. I think it could be specific areas of the country that will be hurt.

Hello and welcome Bob! Bob, personally I think you're pretty safe. With the aging population and people moving south and southwest your going to have plenty of appreciation out your way.(35 million boomers of retirement age now and another 35 mil coming)

People don't realize that in 1900 we had 72 million people in the U.S, we now have 293 million that's a fourfold increase in 100 years They're predicting 570 million by 2100 (census figs) and 420 within our lifetimes by 2050 that's 120 million more people who will need homes not to mention the replacement of some of the current stock!

How's your water supply out that way, That's what the southwest is going to be short of in the future. I think your pretty safe Bob as far as the values staying stable and in many instances going up by 5-7%

I think China is about 2000 years old and has close to 2 billion we are still a young country and a lot of people want to live here!

Yes Dan water is our limiting factor. We are in a drought and the front range wants it all, I am on the western slope. The water looks better in the short term but you never know about the future.

Talbotts book, The Coming Crash in The Housing Market, got me thinking crash yet I agree with you Western Colorado should be somewhat safe but areas with fast rise in prices the last five years could be problem areas.
