I would be interested in hearing what you think are the qualities or lack of qualities of your contractor, handyman, or other help in rehabbing your fix and flips.
How is the quality of workmanship?
How is the overall turnaround time?
Do they get the job done on time?
Are they considerate of your holding costs?
Do they always have the right tools and equipment for the task or do they improvise or have to rent?
Are they knowledgeable in all aspects of the project?
Can your key person perform or coordinate all phases of the project?
How is the energy level of all involved throughout the project.
Are they trustworthy?
Do they do what they say they will do and when?
Do they carry adequate liability insurance?
Do they communicate with you?
These are just a few questions that come to mind at the moment. As a contractor and want-a-be investor, I would like to hear from investors who have been through it several times what would make the whole thing flow more smoothly and be more cost effective.
