We are direct to a Private Cash Lender group and what they are trying to do right now is place money on land loans.Our private cash lender group are providing commercial real estate land loans in Texas only.They will loan from $250,000 to $2,000,000 with no appraisal,and up to a 50% LTV cash-out statewide.
They have available up to $20Million available to loan and if you are the direct Borrower or direct to Borrower and have commercial land deal in Dallas,Houston,Austin,and San Antonio then they can close on those proximity deals in 1 week or less,if the properties are in smaller locals and not in major metropolitan areas then you are looking at least 10-14 days.
Initially we would like to have a survey of the property and if the numbers are solid then their is no appraisal needed.
Only commercial deals,not residential.
