This is a 2200 sq ft home with 3 bedroom 2 bath located in SC close to Myrtle beach area. This can be purchased for 58K needs 20K worth of work which would be the priming of the well. sheetrock ceiling in livingroom, reshingle roof, paint and carpet. I would also redo the cupboards and countertops but not necessary.
This is an excellent school area and moderate/middle income families in the neighborhood. The house is nice to the extent I was going to buy as our primary residence and relocate to it. The tax assessment on the property is for last year and assessed at 104K for the house and 2800 for the land. It is in a smaller community outside of a bigger city. This also has a full doc appraisal for it the way it is now which was done by seller 6 months ago and since been vacant for 79.9K. The resell rate for this area is after rehabbed it would not be held 6 months. I have comparables for it which would easily sell this property at 110K.
If anyone is interested in knowing more I would gladly discuss a deal with them. The finder fee for this would be 2500. As I have all the homework complete and ready for a buyer.
