View Full Version : How to find Hard Money or Private investor.

I feel that this is very needed topic.

1. Put an add in the paper saying that you are buying a 100k single family house for 65k need ONE private investor ( you can say hard money lender also) now call 555-555-5555

2.Look in your local news paper for people advertising in money to lend or Private money to lend.

3. Look on the internet or in your Yellow pages for a Mortgage broker whom specializes in bad credit clients

4.Open your mouth talk with friends - family that have a self directed IRA or have 401k plans that can borrow against their 401k and pay them to be your
Private investor (do not put more than one per property unless you do a first with one person and second mortgage with an other)

5. Tallk with your Doctor, Dentist, Lawyer,and other professionals they may have money and would love to partner with you (I know this by experience My husband is a Chiropractor and we ask his colleges and they loved it and we continue to use their money now.)

6. Talk with your Title Company they may do the paper work and close for Private investors/ Hard Money lenders. (This really works well in finding them)

7. Go to your local REI club they are always there also.

8. Go to a Mortgage broker who knows how to use bank money and to get cash out at closing on a purchase and then you do not have to use HML or a PI (maybe some one like me :SM005: )

This is just an example of how to find the money and to get to the money.
