Ibeach, you might consider spending a little time cultivating a couple of relationships with local appraisers in your area, once you have the friendship in place then you can often give them a personal call and ask them to give you a ballpark figure on the specific property that intersts you. They can pull up records of home sales in that neighborhood in addition to many other approaches to value to get you closer than any web based applications. They the appraisers are invaluable in regard to this direct method of nailing down probable values! Get to know a couple of appraisers and use the lenders that accept their appraisals, you'll do much better deals over time with a cultivated network of support personell. :wink:

I agree wholeheartedly with Dan :beerchug:! Appraisers are definately your best bet for accurate assesments. You may also go to that counties website and find the tax assessor link. The only problem you may encounter is that this is the value the county basis it's taxes on and not necessarily what it could list for.

I've also had good luck with experienced real estate agents giving me good comps. I find agent an agent who is knowledgeable about the area and has done lots of business there for a long time. I'm not talking your "average joe/josephine" agent so you'll have to do some research. I am up front with them that I am just checking things out and I have found them to be very accomodating.

Another idea you might want to try (in addition to the others) is to get access to doing preliminary searches on the web. I did this by forming a relationship with a title company. You can look up most addresses through their website. The title company I know uses "Go Title." It will give you a brief property history and can also list comps for you.

I can run comps through my title company (First American) for much of the US. They are accurate and up to date. As it is a subscription service the title company gives to "heavy hitters" a link won't do you much good, but if you PM me with the address (including county) if I can pull comps for you, I certainly will. I'll bill Dan for the cocts (seriously, no charge).
