Does anyone here know if posting ads like "will pay you $1000 for referring someone that wants to sell a property" is illegal in some states like NJ and NY? I was trying to create an ad and my friend told me it was illegal that I had to be careful.

anythoughts?

It depends on how you word it. If you dont have a realestate lic you are not held to that standerd. Just be careful and ask around with other investors in your state.

Aside from screening applicants, the single most important thing an owner can do to be successfull is to belong to a real estate investors association. My best suggestion would be to find - and join- such a group. You will not only get an accurate answer to this question, you'll have a large group of investors who will be able to answer any question you may have, especially on local issues. This is important enough to have me belong to 4 associations, two of which I am a board member and president of third.

Do you know of any good associations to join around the Missouri/Arkansas area? I'm new to this, so I thought that would be a good start to join one and learn a bit. Thanks

I had the pleasure of having breakfast this morning with John Michael and also REIAddicted. What great people! Very knowledgable and very willing to share their knowledge.

I knew that John Michael was a great researcher into the market, but he just blew me away with some of what he knew off the top of his head. Ask him for help. You'll not be sorry.

Sorry to take so long to respond, but I've been on the road and out of the loop. I got to meet JM and REIAddicted because I worked at setting up a meeting. If you have read some of my (few) previous posts, you'll know that I am stationed in Germany. We get home to the States in the summers to visit family, see doctors, etc. Two years ago, we bought our retirement home in Springfield, MO. Since we have it rented out for the moment, our trips there are decuctible, so we go every year. When I first ran across Big John on the boards, I made contact, and then I met REIAddicted the same way. When my wife and I were going to be in Springfield, I emailed and later spoke on the phone with Big John. I was really pleased that he found the time to meet with me and then I was especially honored that he brought Lisa with him. I had lost track of her because she hasn't posted here lately.

I asked her about that, and it seems that she is now the King of Bling's personal assistant as well as doing her own thing with REI. It would appear that they are both doing very well. When I finally retire, I guess I'll be a competitor of both of them, but there seems to be enough deals to keep everyone busy in the area.

At the moment, I'm sitting in a motel room in Maine, along the coast, where the RE prices are out of sight. Frame houses, 2/2 with a single car garage, are being advertised at $600K. Give me a break!

Aldo, one more thing for you....sometime back you mentioned that you had a favorite restaurant in St. Louis. What is it? My favorite in your hometown is Maders. I wonder if it is still there.

I envy your opportunity to meet JM and Lisa. JM is a highy respected regular contributor here. Lisa was, too, and is sorely missed. While the 'regulars ' here miss her, the non-regulars are missing more because they are not getting to know her, plus all she has/had to offer.

Yeah, prices in the notheast border on insanity, but it could be worse. In CA you can't buy a run-down duplex for less than $1M. I have a real fear for friends on both coasts as well as FL, but that's a whole other topic.

Yes, Mader's is still here and is stronger than ever because they are the only remaining authentic German Restaurant here. About 2-3 years ago Karl Ratsch's closed their doors, as did the few others. The good news is that Usinger's is still doing well - the sausage store across the street from Mader's.

Sorry, but I can't help with St.Louis. The only time I was in St. Louis was when I drove through the city (without stopping) coming home from Louisiana.
