I was just on another message board, reading the bird dogging forum its seems that this is where many suggest getting started. I have Barry Grimes ebook which I am going to start soon, would you say this is a great way to start in real estate.

Has anyone join Jeff Adams program, if so can you give some comments on it.

Michelle, Bird dogging isn't all bad as it let's you begin to figure out how to find and evaluate properties while the investor who will be making the big money shows you what is potentially wrong with a particular deal, so regarding that you could say you'll be getting a free education but not much else.

If possible, you'll want to find and attend a local investors meeting in your area, here you can ask questions and come in contact with your local areas power players, they will have many contacts, forms and tips to get you off to a more networked approach, you should find someone you get along well with here and ask them to mentor you!

Also do yourself a favor early on and go to a few lenders, mortgage brokers, private lenders and so forth to get prequalified for money loans, if you find a steal in your travels you'll want to have the money end of things ready to go so you don't lose the good deal to someone else who is ready to close it fast.

Another thing I recommend if you're going to be in this a while is to take an appraisal class at your local college, this is an invaluable skill that will help you to discern value like appraisers do, not only will you understand how to evaluate buildings but also, demographics, economics, hazmat issues a little finance and so much more, it only takes about 4 weekends 75 cr. hour class and you will be 100% ahead of the other 95% of investors who never thought to do it.

You don't really want to BE an appraiser you just want to THINK like one! And you will relate to them better as well. (Create improvements that appraisers value highly)

Ok great, thanks Dan I am have been reading Barry Grimes ebook all day it is amazing how one's mind work I just took a break while driving to the book store I came up with 4 properties in my neighborhood that are vacant. I think I can really get into this, I have nothing in place but yet I already know of 4 leads that someone (I) could get started with go figure. lol

I have a course schedule in front of me right now I am going to see if they offer the appraisal course thanks again Dan.

Ok great, thanks Dan I am have been reading Barry Grimes ebook all day it is amazing how one's mind work I just took a break while driving to the book store I came up with 4 properties in my neighborhood that are vacant. I think I can really get into this, I have nothing in place but yet I already know of 4 leads that someone (I) could get started with go figure. lol

Way to take action girl! Do try and go to the investor meeting and get hooked into the network, the biggest thing that you don't want to do in the beginning is to get burned early!

On the other hand many people over analize things to death and never get started by buying the first property so find a trustworthy mentor who can help you out on the first deal or two, they will point out many potential pitfalls in the beginning and that can really help you from becoming disenchanted early on.

Small successes lead to ever bigger, take it cautiously at first to ensure you have your bases relatively covered but be watchful of analysis paralysis as well, eventually you'll have to take the leap! just ensure your bungie cord is attached. :SM136:

Great idea on the appraisers class :SM083:

I have just made a call ( waiting on return) to a fella that has lots of properties in town for lease opt. He deals in a different $ value than I can jump in to right now, sooo.... I am going to find out his requirements and see if I can bird dog for him. ( assuming he is interested). Make a few xtra $ and learn in the process. I found him after reading the classified day after day and his same # was always associated with different properties.

Just a thought for REI-NY :smiley5:

I purchased Jeff Adams course at Robyn Thompson's
Marketing Bootcamp. He offers three different websites for
finding motivated sellers, hungry buyers, private lenders and
automating your business. I have been able to do a lot more
deals since joining his program and his marketing systems are
incredible. I know that he is one of Ron Legrand's proteges and
speaks at his events also.

I hope this is the information you wanted. I would highly recommend.
