For those who do not know who I am my name is Peter Forest and I'm a Mortgage Banker in NYC. Due to the relationship I have with Dan I'd like to offer a service that is priceless to those who would like to participate.
From my own personal experiences as a mortgage banker I have found that the majority of foreclosure properties I have found were through my telemarketers at my bank. Generally, telemarketers are calling people at home to see if they would like to refinance their home. In those conversations is where you find the most distressed properties. So my offer is to hire as many telemarketers as this room requires to scout properties. I'm licensed in nine states which are NY, NJ, CT, FL, MA, GA, NC, MI, CO. Also, the telemarketers can call Lis Pendens for those who would like to include the Lis Pendens.
The price for a good telemarketer is between $800- $1000 a month for a part timer. This room would be in charge of rounding up those who would like to participate and collect the fees. The telemarketers will have to be paid two months in advance just so I don’t incur any charges. The only thing I want out of the deal is that the transaction goes through my bank.
The benefit to this deal is having a bank employee contact someone at home that is looking for financial or mortgage assistance. People are more inclined to give information to someone at a bank because they feel the bank will help them. Also, this can help investors who don’t have the time to call people themselves.
Just to show the advantages to working at a bank I just finished a lease option that grossed me 100k and took only a few days of work. I come across more deals than I can handle. I welcome people who have good credit but no cash or people with cash but no credit.
