I'm looking for 90% (C)LTV refi for my investment (rental) house (non-owner occupied) in Georgia. That's one (LTV) or two (CLTV) loans, perhaps the second as an equity line. Does anyone know who offers this? For example, I already have a nice 75% refi lined up, and I'd like to find another 15% equity line that I can add, most likely a short delay after doing the 75% refi.

Great to have you on board Helmut, as I alluded to in the PM, Dion here and also Luci are both in the loan fields and can probably give you some solid leads in that direction, their posts contain their contact info so feel free to hit them up with your requests.
My credit has always been in the 700 plus range and I use equity lines extensively through Bank of America, they are very good in my book.
I too will be using alternative lenders in the near future as I intend on collecting quite a bit of new property once I return to Florida in the spring.

Hi Helmut!
Which lender is doing your first mortgage? You can save on closing costs if you sign your second at the same time. To qualify for a heloc, you usually need a 620-680 credit score depending on the lender.
You are right on with 90% being max at most lenders for 2nd home refi and almost any lender will do this loan for you. If you need some help narrowing your search, let me know and I will be glad to be of service :SM083:
