What good does it do to find HUD homes after foreclosure?

I ask becuase you will locate homes on the market which have to be bought via a bidding system and Listing Broker. These homes follow a marketing schedule which gives preference to OND/TND, Owner Occupants and then Investors. Do you simply set a price and place a bid and if you get it you get it or what? What about getting an appraisal done beforehand? I know the HUD Marketing schedule and I would think that the house would be bought either before the investment round or if it did make it to the Investment round and then the subsequent price reduction rounds I could see a bidding war going on.

Sorry if I ramble on and on... I am very interested in the Pre and Post Foreclosed market so I have many questions.

Bill, the trick to these deals is to know your bottom line and also the top of your bidding price range.

Usually what you find is a seriously dilapidated home by the time it gets to the end of the line and has to go cheap!

I've done 3 hud foreclosures and bid low on all of them, in all cases the higher bidder bailed out before the closing leaving HUD stuck with the option of starting over or going to the next highest bid(mine).

Know property values, try to get into the property to evaluate costs of the repairs, factor closing, carrying and selling costs then figure what you would accept as profit and put the bid in through the agent.

Odds are you'll get a call from the agent saying you've been outbid and they will return your $500.00 deposit.

Just tell them to retain the bid as a backup offer and move on, it usually takes about a month for the first bidder to blow it and fall through.

Just go about your business and keep looking, bidding and writing offers that you know will work if accepted, after a while you'll start getting some call backs and then you take them on your terms!

A clean HUD home usually gets bid up beyond its reasonable value due to the advertising and novices thinking they're getting a deal, when in actuality they just got into a bidding war and to attached to a single property. :SM031:

Great insight Dan, thank you! I found myself focusing on one portion of REI but as each day goes by I am learning that having all cylinders running at once will keep you much busier.

what percent of FMV do you usually bid on HUD homes?, also what does owner occupant priority mean> is there anyway around that, also some listings have investors bid on ___date, little lost HELP!

Hud will only sell to people that intend to live in the homes for the first 45-90 and only opens up the bids to all comers after that time. Hud.gov will give you the details.


As with any house, you bid what you think it is worth knowing that you make your money going into the deal by what you bid. The more greedy you are the less chance you have on landing it or even getting them to respond.
