A local person has a large office building for sale. It clears about $430k per year, even after taxes. It is about 92% full right now. Some of the tenants are the US government (USDA), Exxon, Walgreens and other nationally known companies. It grosses about $600k per year, expenses run about $170k per year.
The current financing is a 2.3Million $ ASSUMABLE loan at 5-6%. Seller is flexible on terms and down payment.
