letter of intent to puchase

Hi Everybody,
I have a question for all rehabbers when you make an offer
I usually do a letter of intent what do you agree to pay for as far as
apprasil,title search,bug check,etc.I don't by junk 200/400 priced properties.
I cover app,t/s bu/ch.If new survey needed seller pays.Tanks.

I want my offers to be easy to accept, therefore I take everything out that the Seller would have to worry about. I agree to pay all closing costs, I'll handle the termite letter. There is no contingency for financing, etc. I calculate all of those costs into my offer, so the price I pay can cover those costs. Then I tell the Seller that the only thing they have to pay is their share of property taxes, the transfer tax, and any liens.
