Hello, just geting this out there to find local members to me on this website and also see if anyone is willing to patner/ mentor a new investor. I probably wont be much help on the financial end but feel confident in my abilities in other areas. I have alot to learn but I catch on quick so if some body is willing to give me a chance I wont dissapoint you. I am in Jo Co but spend probably 90% of my time (when looking at properties) in KCMO.
Just putting this out there.

Like I told you before Dan, you seem to know me well, If you weren't a successful investor I would reccomend work as a psychic.

I have already read every thread he posted I think, cant seem to get enough, I have read alot of info from alot of people but don't always learn from everyone, I seem to learn from him. I secured a spot to his December seminar and can't hardly wait.
P.S. Thank you for the free download of your book, I have not read it yet but I have a feeling I will love it. And yes I will buy a copy because the read before you buy thing is just too cool to me.

I understand your excitement "It's like a kid in a candy store" you want it all right now!

It reminds me of a story about a man who found a treasure on a property and sold all that he had to get that treasure, many thought he was a fool, but he was the only one who knew of the treasure but it took time.

He had to sell his belongings!

He had to purchase the treasure

He had to close on the treasure

He had to profit from the treasure

Now back to the "Kid in the candy store"

He is broke and just loved candy

He walks around looking at all that lovely candy

He is tempted

Does he seek after immediate gratification?

Does he try to slip a few pieces in his pocket?

What does a boy do?

Faced with temptation, with immediate gratification! What does he do!

With great wisdom, the young man decides to avoid temptation and immediate gratification and ask the storeowner for a job with a sparkle in his eye the storeowner gives the young man a job!

Faced with daily temptation the young man takes control, works hard and saves his earnings with a little patience, control and hard work the young man buys his candy not just a few pieces but the whole store.

The moral of this story is simple if one endures, makes his plan and does what is right in the site of all good comes and comes in abundance.

December is just a matter of time so in preparation read all that you can on this forum, study each and every post, let your mind think creatively and as your mind questions what you impute into to it get out your note pad and jot down the questions that pop up and ask the question on this great forum and I guarantee that wisdom will follow.

I am in KCMO, but my properties are between Manhattan and Fort Riley. A HOT market right now due to the first infrantry returning to Ft. Riley from Germany. Call me crazy for considering selling my seven properties, but the cap gains tax is right and I want to buy a 10-plex. Might just keep 'em all. :biggrin:

We are just beginning our investing journey in KC. We were investing in MI before we moved, but chose to sell everything to build our own house up there. Sold it and moved down here. Now that we have "grown" a bit financially, we have started again (and are trying to learn from the lessons in MI). Would love to "compare notes" with others here in KC. We also attend the KCIG which you can find at www.kcig.org JM came in September and it was AWESOME! Would love to connect!
