I was wondering if anyone has tried their program. Here is some of the e-mails I've been getting.
THIS WILL MAKE YOU RICH!!!!!!!
If you meet the following criteria...you have 1,000 dollars per property..You have a 680 credit score, or better, and would like to earn ,000 plus per property in the within 90 - 120 days....and there is no limit to the number of propertie you can buy!
Requirements
1. Must have 1000 dollars per property you want to put a contract on.
2. You must have a minimum 680 credit score, the reserves and income.
3. YOU MUST BE WILLING TO CLOSE ON THE PROPERTY (EXPLAINED LATER)
All homes can be placed under contract/purchased for between 80% - 85% of the appraised value.
These are brand new homes being built. There is usually a 90 day window to close on the property. When the property is built and the CO is given, and the appraiser has given his final appraisal, the investor will be required to be pre-approved by a lender and close within 2 weeks of completion.
You have three exit strategies avaialble to you:
1. These properties can be purchased for long term buy and hold. We will find the tenant and give you your choice of property management companies to manage the property for you. You will have a minimum of 15% equity in the property. We can show you how to own an unlimited amount of these properties without having to worry about lender limits.
2. These properties can also be placed under contract and flipped to an end buyer. Our partner will find the buyer for you at no cost and you receive the difference between your purchase price and the price your end buyer pays for the property at closing. These are brand new homes. We will have an inventory of 200 homes coming up in the next day or two. We have already moved 500 homes in this same area.
3. Owner Financing on a Rent-to-Own Equity share arrangement where the tenant buyer pays all expenses of the property in exchange for 50% of the future appreciation and the tax deductions.
Depending on the time it takes to locate a buyer if you want to flip the property, you must be willing to close on the home and hold it for a couple of months while a buyer is found or a tenant can be found to rent or rent-to-own the property from you.
This rarely happens because there is usually a 90 day window to locate a buyer. Also, the property is aggressively marketed through buyer seminars, ads, Realtors, signs, mortgage brokers, local housing department and other venues.
We offer seller financing and aggressive sub-prime financing to get buyers into these homes. We can get buyers with credit scrores as low as 580 100% financing.
The worst case scenario is that you own a brand new home at a very nice disount, collect a few hundred dollars a month in positive cash flow and appreciation for when you do sell it. These properties can also be purchased so that you can get cash out of the property when you purchase them.
