At Dan's request, I am starting a Private Money tutorial.
Not many know the following:
You can take your 401(k) money out at no penalty and start a new "Self-Directed" IRA
This money goes into a TPA (Third Party Administrator) Account. These accounts are generally liquid in a Money Market until a suitable investment can be found. LIKE REAL ESTATE! :punk:
I am a former financial planner, both COMISSION BASED and FEE BASED (like a CPA).
And the BIG 5 FIRMS I used to work in association with NEVER TAUGHT ME about SELF-DIRECTED IRAs.
Why?
NO MONEY IN IT FOR THE MANAGERS!

*You need to FINANCE well for the ALL CASH DISCOUNTED PURCHASE
*You need to AVOID THE PITFALLS of lease options and either LEASE OPTION CORRECTLY or CONTRACT FOR DEED - WRAP - CARRYBACK correctly and WELL
Dan, I will daily post lessons here about getting $250,000 behind new and experienced investors.
But there is LEARNING TO DO!
AND IT IS FUN!
If you know techniques, like LEASE OPTIONS and SUB2 to buy, and CAN NOT OFFER ALL CASH DEALS TO MOTIVATED SELLERS, well, you have a REALLY SPARSE, INEFFECTIVE TOOL BOX!
Get a FULL TOOL BOX.
It is A LOT MORE ENJOYABLE of a business.
NEVER QUALIFY FOR LOANS AGAIN!
