I've been a CRE investor for a year now, full time. One of the millions of things I've learned is that NOTHING beats a mentor. Courses and material will get you a foundation for the terminology. Imagine going back to high school and trying to teach yourself Physics with nothing but a textbook!
I am ashamed to admit that a year ago I had a TON of money in the bank. I bought houses with cash, I held them for several months and sold them. I tried to talk sellers into subject-to deals. I tried lease-options, and failed miserably. Finally, my cash dwindling, I called upon the help of Brian Gibbons.
We immediately talked about the difference between sandwich lease-options and the non-exclusive. We talked about cooperative assignment. Then he dropped the bomb on me with a simple diagram. The four corners to success are shown on www.creiu.com
Brian showed me how I can, and must, master the 4 skills of successful investors. They are:
1. Be able to buy and control property
2. Be able to sell and lease-option property
3. Build a pool of private money investors
4. Network with Agents, Professionals and other Investors
My head is spinning and my business is exploding! I have appointments with investors. I have a database of tenant/buyers. I have a database of sellers. Best of all, I KNOW WHAT TO SAY TO THEM NOW, THANKS TO BRIAN. Every CREI professional understands that we can pay 8-10 percent interest. But how do you get in front of investors? How do you convince them they should invest with you? Brian taught me how. He did it by talking to me. It's not something you can do in a newsletter.
Many gurus are marketing geniuses. Many have mastered foreclosures. Some people even know how to gather private money. I got lucky when I took a gamble on Brian Gibbons because he gave me the complete package.
If you look at the list of services on Brian's site, you'll see that there is so much to CREI. Look at http://www.brian-gibbons.com/Our-Services
and you'll get an idea of Brian's depth.
I'm starting to sound like a commercial for Brian and that's not my intention. After 1 year in the business, I want to make sure others don't make the same mistake I made. Hire a mentor. If you don't like him or her, hire someone else. It is the absolute best investment you can make. I was too stingy and it almost cost me dearly.
Can you build a house with just a hammer? Can you build a fortune and a SOLID business with only 1 CREI tool? No way. Learn to master them all with a good mentor. You need look no further than www.brian-gibbons.com as far as I'm concerned. My family owes a large debt to his thorough coaching.
Please respond to my poll - I want to know how many investors have used a mentor and if you feel it was worth it?
