All this talk about newsletters has my mind in the creative mode. There is a vast array of experience on this board, so I am depending on you for thoughts, ideas, and opinions.

Let me clarify, I want to succeed as an investor first and foremost. I have the full support of my husband in whatever endeavors I decide to take on. He loves investing as much as I do. However, being a lady of an independent nature I like doing my own deals for the pure joy of it. THAT said, here goes

What if: a person wanted to put together a newsletter (for lack of better word) advertising homes FSBO? In addition, the homes could be placed on a website.
Offering a variety of services
1. They send a digital pic of front only with short description, address, phone, price, for a small fee
2. I take and display 4 or 5 pics of the home. Describe ect. And give a handout on how best to sell FSBO
3. I take pics, walk through and give suggestions on what needs to be done to sale, AND host an open house.
Each option having a different price. In addition, get advertisers such as title companies, home supply stores, lawn and garden, realtors ect. (To defer the realtors from perceiving this as a threat, FSBO clients would be encouraged to pay a realtor say, 3% commission for just bringing a buyer to the house, or referring that ultimately buys the house). Say for $50 a month on the add. In addition, you could also solicit and have a description of rentals with add and phone.. Charging $10 month. Of course, the more services you added like placing and add in the paper for open house ect would be additional charges.

Total booklet would be about 4 or 5 pages. Distributed for free to the tons of places around the city. Keep in mind that the FSBO would be showing the home. I would not be signing any forms nor providing any.

I could do the layout here and have them printed at Kinkos for less than $300 for about 500 initially. (The pics would be in color)

Benefits from this?

1. Have first shot at investments
2. Gather a database of people that want to buy homes
3. Develop a relationship with other investors in the area (hopefully I can get some interested in an REI club here)
4. Network with area professionals
5. Make some $

Keep in mind that this is just in the " what if " stages. My concern being, would this constitute selling a house without a license even though I am not showing nor signing any property titles? (Not really even advising in any great length)

What if the prospects contacted the FSBO by the phones and I had no contact except to publish? Would that infringe on laws?
I have just found the RE com page and will be doing some further research. I would love to hear from you all.

My first thought is that there is tremendous competition by well healed competitors, not that it can't be done but the effort involved may outweigh the benefits in the long run.

You could certainly give this a trial run in a tight farming area and see how initial response pans out, but would take it slowly investing more time than money into the venture.

I hope a few more folks tune into this topic to throw out there experience and /or ideas of how to best put this potential idea into action.

Folks, can you add insight here, I'm reserved on this.

John has a great plan of attack.
I am still researching to see if this is a local need. With so many city and rural properties here, the city is growing and long time residence are moving to surrounding areas to buy. Now the surrounding areas have saw the trend and raising their housing cost. While cruzing the neighborhoods, I see tons of FSBO signs.

My creative juices are still flowing!
