Hi Dan,

I have two questions:

1) What is Seasoned/non-seasoned contract?

2) OwnerWillCarry.Com (Greg Winfield) - I'm a little lost on this. Am I understanding that:
A) Sell own house by "Owner will Finance".
B) Get buyer put down 10% - 20% cash.
C) Get buyer to sign contract 5 - 15 yrs.
D) Contact the Contract Buyer (OwnerWillCarry.Com) to buy the contract
for cash, a few days after the house is sold.

Am I understanding this? Do you support this OwnerWillCarry?

Seasoning on a contract? Hmmm, that's a new one!
Greg probably has note buyers at the ready, but I'm not sure about the discount they require to purchase them.
Greg is a really good guy and a law enforcement officer, I do trust him. I will shoot him an e mail with this thread asking him to clarify these issues here on the boards. Stand by for Greg!

Regarding your OWC contracts, there are definite ways that you can/should write your contract based upon what you want to get out of the deal at closing or shortly thereafter. It’s critical that you don’t get locked into terms that are undesirable to the contract purchaser. I have written an OWC ebook that is a free download which explains in detail how to write a contract that will give you maximum value when you get ready to sell it.
