Need help in Cape Coral

I am trying to help someone determine the value of a buiding lot in cape coral.

The address is 3609 NW 44th Ter
Cape Coral, FL 33993

Legal Description
Cape Coral Unit 97
BLK 6087 PB 25 PG 91
Lots 10 + 11

Apparently this is a freshwater lot with NO access to the gulf.

Anyone out there familiar with the area that could point me in the right direction. She will probably be looking to sell the lot right away.

That gets me the tax information but does anyone have access to comps. I cant seem to pull it up on any of the online sites.

This may be dumb but what if you called a RE Agent in that area and just asked them if there were any lots available in the area you want or what they would go for???
