If anyone is interested, here are some before and after photos of one of our houses. I need to take more after photos, but you can get a good idea. FYI, we do a furnished rental house so all of the furnishings and decor are ours and provided for usage to the tenants. I will take some more after photos tomorrow so you guys can see more of what it looks like now. When we bought it, the listing called it a "possible tear down." That tear down now rents for $1400 a month.

That is some very nice work. Can't believe you get $1,400 for rent, especially with the size of the bathroom! Ha. Do care to share any more numbers on the deal (how much you put into it, etc.) or I better check your previous posts.

There is actually another bathroom, as well. It's a 3/2 total. We bought it for $100K and put $31K into it. We have had offers already on the land alone for over $200K. It's going to either go commercial or be a tear down and replaced by a mini subdivision of $500K houses. It's two houses down from a MAJOR intersection. We own a large lot which also happens to be the corner lot. The two houses behind it were sold as tear downs and five half a million dollar houses are being built as I type. :) The studded lot that I took a photo of is across the street and it's a development of $300K townhouses. I see dollar signs for us for every little stud across the street. :) We, however, cannot sell the house for another 7 months due to the loan type. The couple next door to us told us that we need to bond together and sell at one time to maximize the money. Thoughts? This house is also the house from hell tenant wise. I am just counting down the days to the 7 month mark. It is, however, my favorite of the houses that we have completed. The yard is nice, the interior was done in nice neutral tones, etc. I will post another set of photos, soon, to a house that we also did recently. I hate it. The renters there are great, but I do not like the house. I let my stoner brother-in-law pick out the paint. I told him a cheery red for the kitchen accent wall, a funky purple for the living room and neutral beiges for the bedrooms. Just WAIT until you see the photos... When I walk in, I started cussing. It's HIDEOUS.
Look forward to seeing the color of the rooms in this other house your talking about! I noticed in your pictures that there was a decent size parking lot next to the house. Was this a foreclosure package or how did you get your hands on this property at such a great price in that neighborhood. I think that would be a great idea to get together with your neighbor and use that to your advantage when negotiating, but I'm not the one to ask, as I'm just getting into REI.

You should contact HGTV to show your work before/after on flip that house or a similar type program. You turned that first dump into a goldmine
You do great work, but interesting choice of colors. I know Dan's book recommends "earth tones."
