Do any of you have a sheet of guidelines you give your tenants when they move in? Something like this:
Dear Tenant,
We hope you will enjoy your new residence, but please do not:
Paint
Attach curtain and/or mini-blind supports to the window trim
Apply tape to the walls
Hang things from the ceilings
Pour grease down drains or toilet
Sell drugs
Shoot paint ball guns
BBQ in the house
etc, etc
Know what I mean?

I put it all in the lease.
Clause 12. Repairs and Alterations by Tenant

I do as Jeffrey does, that is include those things in my lease. I do that because, being part of the lease, tenants are bound by the lease to comply, whereas with a list of no-no's you have nothing binding.
I copy/pasted a part of my lease that may be of interest. Feel free to steal anything you like.
Tenant agrees to abide by the rules below and be responsible for the same by family members, visitors and guests. Landlord's failure to take immediate action upon learning of a breach of this agreement is not to be considered implied consent to continue the non-complaince.
1) Tenant will not use the premesis for any unlawful purpose or any purpose that will injure the reputation of the premesis or the building of which it is a part.
2) No odors, noise, music or other distractions are permitted to such degree as to deprive other Tenants of the quiet enjoyment of their rental unit.
3) No pets are allowed on the premesis except tropical fish or small domestic birds, even if for one day. Tenant agrees to pay $50.00 per month for any unauthorized pet on the premesis for any reason, at any time.
4) Nothing is permitted in hallways, stairs, common areas or public walkways. Articles left in these areas will be considered abandoned and will be disposed of at Tenant's expense.
5) There is a $10.00 charge to deliver a key to a Tenant who is locked out of the premesis. Locks will not be added or changed without Landlord's consent. If permission is granted, Landlord is to be given a key to the new or added lock within 24 hours. If damage results to the premesis from forced entry because Landlord has not been given a key to a new or added lock or Tenant is locked out, Tenant agrees to pay all damages.
6) When available, Tenant will be allowed one parking space for a vehicle registered in Tenant's name. There are to be no repairs to vehicles on the premesis, nor storing of boats, trailers or inoperative vehicles. Unauthorized vehicles of any kind will be towed away at the owner's expense without notice.
7) All Tenant's in the building (except elderly or handicapped persons) share equally in the responsibility to keep walkways and their respective porches and stairs free of ice and snow. Damage resulting from failure to clean ice and snow will be charged to the Tenant.
8) Tenants are responsible for the neat and clean appearance of their building. This includes mowing lawn and removal of trash and litter on the property. Trash/Garbage is to be recycled according to law. Trash and recyclables must be placed INSIDE of the appropriate containers provided.
9) Tenant agrees to maintain the premesis in a clean, tenantable condition and be responsible for control of insects, rodents, stopped drains, and damage caused directly or indirectly by Tenant, Tenant's family, guests and visitors. Tenant is responbsible for plumbing bills for opening clogged drains. Charges for extermination of insects and/or rodents attributed to conditions on the premesis will be charged to the Tenant.

MR LL seminar materials I beleve are less than $300 and well worth it.

I'm very familiar with Taylor's material after having working with him on several levels for about 8 years. Under $300 (maybe closer to $200) is probably the overall average cost, but he offers material (his and that of other gurus) with prices all over the board.
I totally agree about the value of his (specifically his) material if your interest is in nuts-and-bolts landlording. Regardless of the RE topic, he is the only one of the many I've heard who offers real meat-and potatoes information, and that includes the free seminars at conventions and/or investor association meetings. I'd add that he's not strong on acquisition or disposition of RE.

Steal? I wouldn't do that. But I will borrow. Thanks Aldo, and all who responded.
Howard, I haven't had the privilege of hearing you speak until the chat this evening. You are clearly one of the exceptions to the rule.
Randy, just go ahead and steal it - I was going to give it to you, anyway. (lol) I hope you found something(s) you can use. If you ever have landlording questions, don't hesitate to post them. We have some real landlording experts here and I doubt you'd ever have a question that we can't answer.
