Long distance option...

Hello everybody! I have a friend in Oregon who is going to be selling their home in the near future (6 months or so) and I would like to help them in selling their home and make a few bucks while I'm at it. Here is what I was thinking of doing. I have a few real estate contacts that I know down there from the fire department I used to work at, so they could possibly help me out, if I needed it...Anywho, I was thinking what I could do is ask for an exclusive option on their home, telling them that I will market better than any realtor would and they wouldn't have to pay a commission. I could then market it in the local newpaper, FSBO sites, nickel ads, etc...I would, of course, get the price on the option, as far below market as possible, and then ask market price, and try to rake in SOME profit. My main concern, is the ability to close on a deal like this from afar...I could possibly fly down and do it when the time comes, but I am not positive of that. Any of your expertise will be as always SINCERELY APPRECIATED!!! :)
