Thank you for the offer, however I did some research today and learned that a VA loan will currently shave only 1/8 point off of the interest rate for conventional mortgages. I'm going into this with about 60% down (personal residence), so PMI isn't an issue and for the $7.50/mo payment difference I won't have to jump through the VA's hoops.

What about getting 100% through the VA, or maybe 80%, taking the balance of you DP and invest it for a return to offset your rate. I'm not sure what kind of numbers we're talking here but it might be worth a look.
I'm in the leverage camp 100%, no pun intended, and if your goal is to pay off your PR at some point that might be the way to do it. Heck if you have true fiscal discipline and paying it off is your mission an interest only loan will get you there quicker. The 30 year fixed isnt the end all and be all of loans.
Just my $.02 for the day.

It's a super suggestion which is of no value to me, personally. It's clearly a great idea for others, but I do not mix my personal finances with my company's investments, and my company is not lacking for downpayment funding thanx to Mr. 1031 Starker (not his real name).
Sarah, thanx for the offer, but I've locked in on a 30-year fixed at 6.5% which I doubt you can beat by much, if any. And, you couldn't possibly save me thousands on my projected $1700 closing costs which is more than I usually pay. I do thank you, none the less.
