Hello.

Somewhat of a newbie at RE investing but experienced in marketing. I am interested in contacting people in Pre-Foreclosure and buying their property for loan amount and any addition items/funds we'd negotiate.

My question is this; I have and use a software product the allows me to send voice broadcasts out and it scrubs against the Do Not Call List. Does anyone know of or can direct me to a good lead source that can provide pre-foreclosure phone numbers/addresses? I can send out a voicemail message for .04 per message, so it's extremely cost effective compared to direct mail

My thoughts are, if I can send out enough voice broadcasts on answering machines, it might stand out a little more that being 1 of 100 lumpy mails/letters etc.

I guess a secondary question, since I am not interested in obtaining financing for these deals and don't want to tie up alot of cash, is there any preferred ways I should structure the pre-foreclosures I would market to?

The best place to get leads on pre forclosure properties is to become buddies with someone a one of your local title companies. I have a person at the title company I send my deals to and they send me the NOD list and a list of all the FSBO's.

1. What's an "NOD" list? :SM032:
2. How would one know of all the FSBOs? Sometimes, a FSBO consists only of a sign planted in a yard--no other ads or whatnot. How would one generate a list? I'd love to have a FSBO list!

Hi BSH

You asked what is a NOD.

NOD stands for The Notice Of Default that a bank uses to start the default notice to start the foreclosure process.

Now as for a list of FSBO that one has me wanting to know too because the only FSBO list that I know of or use is the one I get when I drive around writing down all the info of FSBO that I come across or other Birddogs or people I come in contact with that know I pay a finders fee if I buy the house.

After rereading your post you mentioned what is a "NOD list".

The "NOD list" is a list that you can find in your local paper or by going to the court house and compiling the list yourself or by purchasing a list from a company that does all the work of compiling the information and then reselling the list to other Investors for the convenience and a fee.

I think I explained that correctly but if not I'm sure someone from the MBF will, some of us are better at explaining vurbage better then other and some of us just try to help out when we can.

Notice of Default--that makes sense. I have always wondered if those lists you can buy are good. I mean, are they current? What would one expect to have to pay for a NOD list? It's something I am interested in. Can anyone recommend a reputable NOD list provider?
