When you purchase a piece of property from a Non-Judicial foreclosure you recieve a Trustee's Deed. Does a Trustee's Deed insure a clean Title?

well... there are several things that can run with the property like water judgments, hoa dues owed and in some cases the IRS can have extended right to the property.

If there was a IRS amount owed, before getting the property you should secure a release from them saying they are dropping their claim. They have 120 days after the sale to cure the home.

You should always get title insurance for the home to make sure you are covered during the 'gap' period and of any other liens that might have been filed or have not been released.
