Attention New Jersey Investors!

OK, so I'm just beginning to get into this investment game, and I'm searching for other New Jersey investors. Any advice you can give with regards to creative lenders and/or places to get capital for investment activities would be greatly appreciated. Or, if you're willing to put up some cash yourself for the right deal and the right split on profits, that would be great too. Basically I'm trying to gobble up whatever information anyone has to offer so I can not only do this, but do it RIGHT.
