Was wondering if anyone has had any experiences they would care to share with the numorous wholesalers around the Atlanta area?

I get emails from wholesalers all the time and they are all basically the same

Overstated ARV
Understated rehab costs
Their math/profit does not take into consideration any carrying costs
Work required to meet projected ARV is extreme
Most concentrate on Atlanta proper

Maybe it is just the ones I have been in contact with.

I have to disagree. We have bought at least 7 houses from wholesalers and done very well on each. Just do your homework.

A couple of the ones i checked out like goldmine properties and visionarypropertygroup specialize in fulton/dekalb/clayton...Im sure there are good deals there, but ive been told by a cpl of lenders that there are a few zip codes in those counties that they wont touch under no circumstances..
