Folks this can be magical or it can die a quick death, it depends on participation and your willingness to ultimately make it happen.
Not often do folks respond well to it but! I hope I'm in someway contributing to building a community that you will see my point.
Here's the deal, everyone captures great ideas, files, other posts, links etc... and tends to store it on their computer in the file " My Documents" I am asking you to take a look there to see what you have that would be good enough for the rest of us to read or have.
Just about any good information related to business and especially real estate in general is a candidate, a quick way to do this is to just scroll down past the topic reply block and click "manage attachments, that will allow you to browse your document file, once you see that old gem come up go ahead and load it for the rest of us to learn from.
You thought it was good enough to save so I ask that you allow us to have access to your previous efforts in finding it!
This can be a goldmine post or a deleted future post, I will always try to encourage participation at every turn, thank you in advance for your support and contributions! :praise: :SM056: :SM065:

I'm sure all or most of us have a document or two they'd be willing to share. As in most businesses, there are many different documents for many different purposes. My question relates to the type of documents requested. I have hundreds of documents (okay, maybe 2 or 3) that I'd be happy to share relating to tenancy issues (my strong suit). Those docs would not be a good fit with docs relating to seller financing, lease/options, entity formation, record keeping, etc., etc.
To accomplish your super objective, I'd think you may want to consider a whole new forum with sub-categories based on specific areas of landlording.

Each post would just stand on its own Aldo, how long would it take someone to scroll down one topic list to see if there was something that peaked their interest? :smiley:

Hi guys,
I think this thread will be a good one. Everyone has something that at least one other person can benefit from. Well I'll be the 2nd to add a little somethin' - hope it helps. I ran across this tool a few nights ago. It's basically a spreadsheet that allows you to plug in numbers and evaluate a potential investment property from a number of different scenarios. Seems pretty cool. Let me know what you think.

Maybe so? But why do that when it's right here and if people didn't know about Yahoo's brief case then they would have had no further resource if it where not so kindly submitted here!
Maybe you could submit a link to Yahoo's briefcase so the two could be evaluated against each other quickly!
Thanks for allowing me to make the case for any and all files and resources going here as an initial awareness post to enable us to ping onto other ideas as well. Now about that briefcase? :rolleyes:

I've never heard of Yahoo's book case or whatever it is and have no need or desire to acquire and learn new software, if that's what it is. I have a lot of forms that I'd be happy to share, including a nationally acclaimed Rental Application; but, I'm not sure that I want to jump through a lot of hoops to do that.
To me, it would be an outstanding addition to this already super site. I'm thinking of a "Landlord Forms" link to a list of various types of forms. If, for example, someone is looking for a form about lease/options, they'd click on a "Lease/Option Forms" sub-link which will take them to a page of appropriate forms to download free. I seriously can foresee people saying, "Hey, if you need some free good forms about (whatever), get over to magicbullets.com". Without exception, good forms are the most magical bullets any investor could use.
While this post might have been better said in a PM, I chose to post it publicly to garner support for something of great value to site visitors and those people referred here due to the value offered. I'm sure others will join me in my quest to add greater value to this site.

:SM119: Sounds like a great idea. Over time, I've viewed countless threads/posts in which participants request the easy way out. i.e., Can you please send me a Free form or document? :)
Anything to help and assist is beneficial, and I can see that your file management options encompass numerous file extensions.
