1. Wasatch, Utah. $13M appraisal. I also have a cost approach, not comps approach appraisal, that was done about 6 weeks ago for $19M, in other words if it burns down it would cost $19M to replace. It leases for $1800.00 a night and is booked up year round. Includes all furnishings and 5 snowmobiles. The asking price is $7.0M. That is a 54% LTV!

2. Wasatch, Utah 9 bdrm, 9 baths, remodeled 14,239 sq ft. The appraised value is $7.5M and the asking price is $4.5M. This is a 60% LTV.
3. This property is in Park City UT, owner is very motivated has already moved out. It is a 4/4.5 4 car garage, 7 fireplaces, 3 decks, indoor pool, very, very nice. Appraises at $5M. Selling price is $3.2M. That is a 64% LTV.
4. Stunning Manson on 35 acres in Ft. Collins, CO. Divorce forces sale! Fantastic mountain views, 9600 sq. ft. 7 beds, 6 baths, 4 car garage, deck, balconies, and hot tub. Recently appraised at $2,855,000 Buy at 66% LTV.

Mike has always been a square dealer unlike one old member here. So yes he gets my seal of approval. Investigate and do your due diligence are my only watch words with any deal done with anyone at anytime.
