OK Jim!
I believe that I have a "serious" buyer for my home, what do I do with the two other potential buyers I picked up from my sign?
Could I go back to the park and ask them to let me show other vacant troubled homes without my having the ownership of them? It could be a win win for them! Or is that too risky for me?
Should I buy ONLY.... 3 beds/1 bath or 3 beds/2 baths homes?
I got this home so cheaply I forgot to ask if the owners paid last year's taxes. Am I obligated to pay them?
Now the big question..... is it difficult to get bonding on a home the park wants to get rid of for non payment of park fees? What must I do if that question comes up? Steve eggleston

The power of those little signs. I would note what they want, then look at other homes in the same park in search of something that might fit their needs. i would them make offers to the homeowners with the intention of buying and selling on the same day. I would also check other local parks. You might contact other investors and ask if they have something that might fit the needs of the buyers. They will pay you for selling their homes.

Great thought... I do it all the time. The parks actually in some cases will pull their signs out of the windows and sell their homes knowing I have a standing offer on them. they know they will cash out sooner if I am financing the home.

I try not to own 2 bedroom homes unless I am doing a park a favor or I have a buyer in place already.

Yes. You should always call the county and deduct past due and prorated taxes from the purchase price. In your case... a couple hundred in taxes is nothing. Do not sweat it.

Bonding is actually quite easy in Colorado. It is a 6 week process and in most cases costs less than $150.00
I always ask the park for 2 month fee for bonding, then several more months after that for fixing and selling. A park I am active in now is offering me a year for the whole deal if I just do it. The last list of abandoned homes they gave me had 13 homes in it.

I must have missed it somewhere along the way.....what bonding? You mean bonding as in making an emotional connection? Or, is this tax related?
