For Sale by Owner is a tuff go, BUT you save real estate commission.
If you can cope with what I call the "tire kicker" those who just want to
see what you are selling, or they have a Sunday Afternoon to kill and waste your time, then go for it.
My First question to those who want to see the home is, "What price range home are you looking for?" Sure does rule out lots of just so called lookers.

Then on the other hand, those "tire kickers" (car dealer term) or Sunday Afternoon lookers, have friends, neighbors, relatives that can afford your property and they will tell someone about it. http://www.custombuilthomesforsaleinkentucky.com

I'm primarily a landlord who doesn't do a lot of buying selling and landlords have tire kickers as well. They appear as rental applicants rather than buyers and they can be readily dealt with.

Like rental applicants, potential buyers can (and should) be screened during the initial phone contact. I have a list of questions for applicants next to my phone. If they don't have the right answers, they are disqualified. Period. Your example of asking price range should be at the top of the list for sellers. I generally can't do FSBO's for tax and other reasons, so I don't have a list of questions to offer to sellers. I can say that my list would include questions about credit, criminal and employment histories. Hopefully others will chime in with additional suggested pre-screening questions.

I just got home at 1:15am, finishing up the final touches. Now Jeff can get himself to bed (he worries-thought I was crazy not to wait til morning).

Anyway, we're having a open house at noon. Although no staged furnitures (see my complaint against Rent a Center in other posts), I did pretty up with plants, flowers, towels, etc.

I fully expect tire kickers but I can only hope they'll be outnumbered by interested buyers. I just gotta remind myself that these people coming over are potential buyers, not potential tenants. Nevertheless, I'm going to follow my own advice that I had given Larry (ligroce)---say hello, hand them a detailed mls type thingy and leave them alone. And, be available for questions and conversations.

Excuse me, I gotta go to bed so I can be bright and perky. zzzzzzzzzzzzzzzzzzzz
