View Full Version : Empty pads to be developed??

Hello all,
I've got a question about parks with undeveloped pads. Many ofthe parks I've been checking are advertizing that they have extra areas that are "undeveloped" and are saying more pads can be added. Unfortunately, many of these parks are trying to sell their places at prices which would include pads. Good try, but I'm not that green. Having built a few places in my time, I know prices can vary.
The quetion is: What are the ranges of prices for pads in your areas. I know that it will depend on what's required, but what are some of you paying to put in pads and what are you getting for your money?

We saw some parks that had "undeveloped" pads or beyond repair pads requiring replacement pads....

We did inquire the costs of new pads. We were told, depending if there's utility lines or not, anywhere from $3k to $5k. YIKES!!!!

Kaos,
Being in the building business myself, I can sometimes get deals by trading work, etc. I'm just trying to get some feedback on this and see if there are unknown 's that are normal to developing pads which I might not know about. (Always a good thing to remember- You don't know what you don't know. Ask an expert. )

I know little about the MH industry, but had a few quick thoughts about your question. Undeveloped pads may be undeveloped due to, for example, underground tanks from a former gas station. Next, if environmental issues aren't involved, I'd have to wonder why the unused area wasn't developed. Lastly, considering the potential ROI, I don't think $3-5K is unreasonable.
