Using IRA for real estate

If I found a person who wanted to lend me money to invest in realestate and the money was in an IRA account is there a way for them to use it and avoid withdrawal penalty and taxes?

They need to put the money in a self directed IRA. Search Self Directed IRA...there's tons of posts on here for that.

If you are the beneficiary of the funds, why would you care about where the lender's funding originated?
