Hi Dan,
This is John Nuzzolese from The Landlord Protection Agency (www.thelpa.com/lpa/index.html). I'd like to thank you for your articles you allowed me to reprint on my website. I've gotten excellent feedback from many investors / landlords who enjoyed them on the site as well as in my LPA Newsletter. Magic Bullets, the book is also bringing positive feedback as well!
This Magic Bullets website is incredible! I love it. And this FORUM is probably the most advanced and user friendly I have ever seen!

Most people forget that in reality, real estate investors and landlords are usually the same people. In the beginning, I was so caught up in buying as many properties as I can, that I didn't learn what it really took to be a landlord... until I was already drowning in tenant problems. I learned as many of you have also - the hard way.

It is just as important to know how to keep your properties running profitably and smoothly and appreciating as it is to know to accumulate them. That's what inspired me start helping other landlords and create The LPA site.

I intend to be a regular visitor here and I want to thank you for also sharing your knowledge with the visitors on my site too.

What an honor and a great pleasure to have you with us John! :SM023: Well my friend you certainly took the bull by the horns when you went after creating a resource for landlords. It's a great place to go for mutual support in the property management zone and your articles, resources, quotes and special reports (to name a few) are always enlightening, informative and well presented. (The bulletin board is super too!)

I'm so glad you have decided to be somewhat of a regular here John, I'm sure you know Aldo, he is our resident expert, You two will have great fun!

This is great. Your presence clearly indicates that Dan is attracting some top shelf advisors to this site.

John, I have to admit that I've visited your site and picked your cumulative brain on several occassions anonymously. Somehow I never got around to sharing my 'Excuse of the Day' which is a tough one to top. Someday..........

Hi Aldo,
The "Excuses of the Day" are both frightening and sometimes funny as heck.

I keep thinking that we've heard ALL the excuses tenants give for not paying rent, but no. They just keep coming. They range form serious , scarey to totally whacky. :lol:

When you get a chance I'd love to hear it.

Bear in mind that this is the truth and nothing but the truth, so help me, Dan!

I inquired about a late rent payment and this was the 'reason'. Bear in mind that this was a day or two after a major WI snow storm.

I was at the bus stop and had your money order in my hand. The wind blew it out of my hand and into the street. A bus drove over it and it stuck the wheel.

That's clearly one for the record books.

I'm still laughing. We have to wonder if these tenants have a great imagination... or if these crazy things really happened to them. We may never know. The bottom line is we didn't get our rent!
That was a good one. With your permission I'd like to add it to our excuses page.
It would be nice if it was a check that the tenant could have stopped payment on and given you a new check.
