So does anyone have the heads up on the best investment spots in Dallas? Everyone knows East Dallas is getting its play but are there any other areas?

I can't answer your questions about the Metroplex areas, although I am familiar with it. However, I'm guessing you're from out of state so let me give you a "heads up" about investing in TX.
We have pretty horrible ppty tax rates! I'm guessing that most big city school districts have a total ppty tax around 3% of appraised value, and we're appraised at market value. While there are some pretty steep homestead exemptions available, they're all only available on OWNER OCCUPIED ppty. Also there is NO CAP on how much the appraised value can increase each year.
Our homeowner's insurance, or for rental ppty Fire and EC insurance is pretty steep. At one point I was paying more for $60K Fire and EC in TX than for $200K fire and EC in CA.
Also TX doesn't get very good appreciation in values. It's too easy to build another house so existing home prices generally do about 3% or so.
