Never, ever, say you've heard it all. Some tenants are dumber than a box of rocks and only a few prove it. Here's some of that proof.
I served a Quit or Pay notice, effective on 9/4. On 9/5 I called the tenant to learn her intentions. She said that on 9/7 she'd return to clean the carpets and return the keys. I didn't hear from her on 9/7, so I went to the unit on 9/8 to change the locks. To my surprise, I found her 19-year old son living in the filthy, totally vacant unit and questioned his presence there. Long story short, he said that he helped his mother move all of her things out of the apartment, but didn't know that she had actually moved.
