View Full Version : Selling 2 OCEANFRONT condo FSBO - what should I do?

Hi, Just listed my 2 OCEANFRONT condos FSBO. This is what I've done so far:

- I have a FLAT FEE MLS listing and REALTOR.com
- I created a website http://www.myoceanhousecondo.com
- Posted FREE ADs all over the Internet
- Ad in the local news-journal
- Emailed a bunch of local realtor offering 3% commission

I am getting calls and a few potential buyers came to visit the condos.

Now, I am selling the condos because my mothers health is failing and we don't want to put her in a nursing home. So, we bought a house to care for her and WE NEED TO SELL THOSE 2 BEAUTIFUL CONDOS FAST!

Now, We even lowered the price of one condo to $60,000 below market value for a fast sell. Now, does anyone can tell me what else i should do to sell those fast. The price is so low I can't understand why nobody is buying the condos already.

So, what should be my NEXT step to sell fast?

How do I find investors that would understand how much of a great deal these condos are?

Please help!

Tops, it sounds as if you have done just about all that is necessary in the Florida markets at this time. One thing that may help is contacting the owners of the other units to let them know yours is for sale at bargain basement prices. They may have friends or family that would like to buy it knowing how nice they are based on your neighbors stories and encouragement.
Since you've just lowered it 60K I would give it a month before doing anything further, it should sell at that price.

Have them contact me to see if they are eligible for a loan.
