Hello to everyone from Southwest Missouri. I live near Branson so if you are heading this way.........
I would love to talk REI with others in my neck of the woods.

Hey Lisa, what is the going rate for developable land around Branson? I found a huge chunk of land, for what seems like a good price, and they said it was on the outskirts of Branson...I know nothing of the area though....
(7 miles north of Branson at junction of I-160 and I-248)
Selling for approx. $1700/acre
Do you know what developers are paying around there? Or are they?

I couldn't tell ya if the land is usable or not.. As some parts need tons of fill in them.
depends on the area as there is blasting going on and some narsty factories.
Developers would have already bought the land as there is a major development in branson about 1/2 way done. Any land worth it's while in Branson goes for 15 to 20 G an acre.

I've spent a little time in your area. I played basketball in college (South Dakota State University) and we played Southwest Missoury State for the regional title in 1973. We lost however.
Also, a great uncle of mine had a place on Lake of the Ozarks years ago.

I live about 40 miles west of Srpingfield MO. Would be interested in visiting with anyone who is interested in REI, more particulary Delinquent Tax Sales. I know the tax sales for this year 2007 are a thing of the past but its never to early to start for nex year and to hash over what we might have done better. Have spoken with a couple of other people about getting together for dinner some place and having a round table discussion. Anyone interested.

I did reply but can't find out if it went out over the air waves or not so posting again.
Let me see if I can answer that in an understandable way. I sometimes have trouble with words.
Here in MO the original property owner has one year to redeem (buy back) property. However there are a couple of snafu's to this.
First, the person purchasing the property at the tax sale must notify the original owner or anyone else who has interest in the property of their possible loss of property. Purchaser must do this at least 90 days before he is entitled to receive the tax sale deed. So for example - if the property was purchased in Aug of 2006 then NORMALLY the purchaser could receive his deed in August of 2007. Provided he had completed all paperwork in a timely manner.
If the Purchaser failed to notify the original owners in a timely manner then the process could go on for up to another year. At the end of the second year the property reverts back to the original owner if the purchaser has not done his paperwork. Reading into this a little deeper you can see if the purchaser bought the tax certificate in august of 2006, did his paperwork in may of 07 the in august of 07 he could get the property provided it wasn't redeemed. If the purchaser did not do his paperwork until Sept or Dec of 07 or whenever then the original owner would have 90 days after the purchaser sent notice. Regardless it must be completed before 2 years have gone by.
Hope this is clearer than mud. It sounds complicated but really it isn't once you have studied it.

Another part of the equation is if the sale has been offered before or not. Property is offered for sale after the original owner has been delinquent for normally 3 years on their property taxes.
The first two years the property is offered for sale follows what I said in part one - original owner has one year to redeem.
However if the property had been offered for sale two previous years prior and no one purchased it then this years sale would be considered a 3 offering. At a third offering the purchaser can receive the property in 90 days after the sale if he does his paper work. Paper includes title search and this takes title company's a few days so in reality purchases could receive tax deed in about 95 to 100 days after the tax sale.
