Hello Californians! I am going to be moving to Southern California in the next 6-9 months and would like to hear from some fellow investors who work in the LA/OC area. Although, I will be investing as far south as San Diego and as far north as Sacramento (farther if the deal is good enough). Let me know what's hot and what's not down there! Hi Ryan,
Did you find any bargains in California yet?
Lake Elsinore is the BEST place to live. You might not be able to handle the heat.
Victor Valley is the a great place to invest. It's even hotter there. Bring tons of cash if you want to live along the coast.

Ryan...The absolute best place in California is San Diego! No one has our weather the most consistant climate in the world!
Temecula and Murrieta are goods as well but much Hotter!

I cant say as I have been to San Diego, but DO plan to invest down there. I plan on living in Orange County, as one of the main reasons we are moving is so my wife can resume her old position with the Walt Disney Company. :) Although, admittedly, when I worked at Disneyland, I had a few friends who COMMUTED from San Diego...I couldnt imagine that for my wife though! We had looked at a house in San Diego...Spring Valley I think? I dont remember, I do remember it was around "Dictionary Hill" it was very nice, but like I said, the commute would be horrendous!

I am from Tracy Ca, in the Central Valley.
Two places in my area are crazy, Weston Ranch Subdivison in Stockton and mountain house in Tracy.
Mountain house subdivison Just south of Tracy, ca has been really hot too. I heard that they are starting to sell condos starting at 375k. The apprecation has been above average in both places.

i'm in sunny san diego.
i personally can't stand the prices here so i'm moving my investments out of state. live where you want, invest where it makes sense!
everything regresses to the mean price. real estate in CA has gone so far above the mean, its bound to come back to earth at some point. till then, i'm investing where it makes more sense.

Glad to have you with us! Home prices have went up on average in Cal 100% over the last 5 years. the median income is $56,000 and the minimum income necessary to qualify for the middle class home is around a $113,000 something has got to give! Right now they say that 3/4 of Californias home buyers are move up buyers from selling there previous Cal home. This allows them to put down the big chunk to make it doable! Yep that is certified crazy!So where are looking to invest in the meantime?

It's a loooooong way from San Diego to Sacramento, and it is wide, too. How do you plan to market to that area?

I'm investing in utah. i started investing there about 6 months ago.
2 months ago, money magazine had an article. amongst the top 99 real estate markets, Utah is the most undervalued, by 24%. I've hooked up with a reputable local builder who's very investor friendly. i buy pre-construction with a 4-9 month build-out time. builder pays closing costs. my agent finds me a lease-option tenant buyer, usually buy close of escrow. I get 100% financing and the tenant buyer pays 3-5k deposit. so i usually get 3-5k at time of closing or shortly therafter!!! i'm cashflowing or breakeven, even with 100% down.

I am still moving to Florida. This is a pretty old thread though. I wasn't really planning on marketing that whole area, I was just willing to travel in those areas (along the 5 corrider anyways) if a deal happened to pop up. But that is a moot point now anyways, as the wife and I have decide to go the Florida route for now instead.

Nice to have you with us Mondi, We're still growing around here as we are about six months old so our membership base is spread thin across the country for now, we do have a few so keep coming to the boards letting folks know your from Sac and you'll begin to find the few that are here. I am really glad your with us and will send leads your way when they pop up!
Thanks for the state of affairs report on Sac, it is indeed a crazy time. You are not crazy but the people that are buying at these high prices just may be!

Hi All,
I'm also in Tracy, CA! (small world) -- Brian, I've visited your site a few times.
This is my 1st official post and I'm so happy to have found this forum!
We are in the process of hopefully purchasing our first home, it's a fixer upper that we are currently renting.
We are totally clueless but we are getting some help from a trusted friend who has bought & sold over 30 homes. We are hoping to be able to do what he does someday.
We are so thankful for the free resources here. I will be busy reading for the next week or so, lol!

I completely agree with you on that. I don't and very probably won't build any properties in Missouri. Doesn't make sense to at the moment. But steer many of my developers to AZ, OR, TX, FL and other states where it makes sense.
If you're a CA investor you might want to serious look at Southern Oregon.
