I'm sooooooooo frustrated, so overwhelmed.
I have read tons of info on here and on different forums.
I'm just that kind of person that needs a mentor, that needs hands-on experience. I currently bird-dog for high-end homes, which seems to be picking up. I tried bird-dogging for non-high end homes, no luck!! It seems like I have better luck at high end homes by owner....

I'm located in a great RE market, Charlotte, NC, but how great is it to me being that I am not doing anything with it???

I don't know what to do anymore:icon_verw
I don't want to give up but at the same time, I feel sooo stuck.

Any good mentors out there that doesn't cost an arm and leg??

Perhaps instead of "bird-dogging", you can seek out a partner? Evaluate what you can bring to a deal, and then find someone who has what you don't, and team up? If you find a deal, rather than hand it off to another investor, advertise "looking for partner" for a deal. You find the deal, he brings the experience and money.

I have 4-5 new investors who work for me. I find the leads, then pass them along to them with my instructions. They call the seller, look at the house, etc., while I do all of the offer generating and put up the $. I pay them 25% of the profit and they learn the business. If they find the deal, we split it 50/50.

Is there some experienced investor near you who you can approach with that type of offer? Tell him you'll find the deal, do the calling, visit the house, etc etc, if he steps you through the process, provides the paperwork, puts up the $, does the due didligence, and splits the $?

I love my arrangement. I've not seen the last 5-6 deals I've done, nor talked to a seller or buyer. I make less $ per deal, but we do a lot more of them, and I satisfy my "itch" to mentor people without having to ask them to write me checks.

Having said that, sometimes paying a mentor is the best thing. When I 1st got involved in the biz, I paid $8k to have a mentor work with me, teach me the business, take my daily phone calls, help me with my 1st deals, etc.. It was $ WELL spent!

In any case, hang in there, and don't give up!

Thanks!! Good idea!! I would have to do some research to see which investors in my area that I can approach with this idea.

I wish you were located in my area....you wouldn't happen to be interested in properties in my area?? ..

Yes, sometimes mentors are the best way, if you can afford it.

I'm in Illinois, but have been known to do deals out of state, or coach/partner with a newer investor "long-distance" somewhat. Heck, a deal's a deal, lol.

To be totally honest though, you're much better finding a partner close to you. Maybe a start would be at your local REI organization?

In any case, should you find something worthwhile I'd consider working with you, possibly on a limited basis or something.

There's only certain types of deals now that "I" do... in other words, that I'll sign for and put $ up for. I've got picky as I've grown. I'll still take a look at almost anything though.

If you can't find someone I'd be open to looking at something. I'm flexible.
