I figured I start a thread based on the previous discussion of that Douglasville Property. As mentioned, My company received several requests to preserve a few of the properties coming up for auction. They may or may not be in the Ga mls/fmls. I have pics of all by the weekend after my contractor finishes the work. I only ask that any information shared is kept for the members of the board.

Keep in mind that these are not absolute auctions. Rather they are just a means to generate offers outside the normal MLS process. Most are foreclosures or REO properties where the listing agent or bank decides to try something different. Your winning bid is nothing more than an offer that the bank can chose to accept or reject. Do not expect to get an amazing deal at this type of auction. Judd, or whatever his screen name is now, went to one of the auction and posted the sale prices here on MB. I checked out the auction prices for homes in my area and found that most sold at auction for close to the MLS asking price. A few weeks later most of them came back up on the MLS for whatever reason.

Both Williams&Williams and Hunter&Someone, Douglas maybe, hold these auctions all over the county.

The bottom line is do your DD.. & nothing is written in stone. Obviously the banks are trying to move these properties by placing them with realtors & now auction companies. Maybe the bank will take way less, maybe not. Validate the values and bid either through the auction or directly with the bank. Until all the wholsalers in the metro become more realistic with repair costs & ARV, most of us have to do more mining so to speak..
