What type of Warranty do you give when you are selling your MH? How long do you warranty the appliances that go in them?

People buy the homes where is and as is. That said... if something goes wrong more often that not I will replace it in the first few weeks. For what its worth... I replace with used stuff I get from craigslist...

Not sure what the rules in other parts of the country are, but here in Texas, you can sell one mobile home in a 12 month period un-licensed. If you sell more than one in a year, you must be a licensed retailer.
As a licenesed retailer here in Texas, you are not allowed to sell a home as a personal residence "as is". The home has to be "habital", and you must warrent the home and contents for 90 days after the sale.
Again, not sure how it is in your neck of the woods, but just food for thought. Even though I wont be selling my home as a licensed retailer (its my first deal), I plan on trying to follow most of the rules as if I were licensed.
