Everything you wanted to know about being a Landlord but didn't know who to ask" was written by me, Nancy Neville for the beginner Landlord. I knew what it felt like to be new and not know ANYTHING, not what a form looked like, what it was called, what should I do....absolutely NOTHING!

Time after time I would see new landlords struggling and I knew I had to do something, so I wrote this book.

This book not only deals with Michigan Law (forms to use and how to fill them out) but it deals with How to do an Open House, How to Advertise a rental unit, how to screen your phone calls, Section 8 Tenants, Tenant Damages with photo's and more.

This books sells for $39.95 and comes in CD ROM format as well and sells for $24.95 plus shipping and handling

To view and purchase this book you can go to: http://www.sunriseinvestments.net

"You Know You're a Landlord When" book is another book I wrote. It is a joke book and is filled with lots of humor. Many of the incidents that I speak about are from other Landlords from all over the country. It is a spin off of the "Red Neck Jokes" and is guaranteed to put a smile on your face.

This book sells for $7.00 plus shipping and handling.

You can purchase and view this book by going to :

I have also designed a Landlord Calendar. It is a spin off of the Joke book and each month I have a cute little Handyman to depict what a Landlord
looks like while being a Landlord. It is filled with humor for each month and is a must to have.

This calendar sells for $10 plus shipping and handling and can be purchased and viewed at:

I have also designed Landlord/Tenant Greeting Cards. Have your ever wanted a card to send a Tenant for their Vehicles to be towed away, or their rent is late, or a welcome card or move out card? Well I have them all.

You can view these cards online by going to:

You will see a box to the right that will ask you to click there and it will take
you there.

Thank you!

Thanks Jack.

I went to your site. I registered, but I don't see an appropriate place to
advertise.

I have also designed a new series of Calendars for Landlords, called, "You Know You're a Landlord When" 2005 Calendar Series 1 and have finished designing the 2006 Series 2, 3, 4, 5, 6,7, 8,9 10.

I'm hoping it will be a sequesl that Landlords will want year after year after year.

Each month depicts a funny cartoon of a Landlord with a funny verse as well.

I'd like to display some samples of what it looks like.

Do you have a picture page? And what is the cost to advertise?

Thanks again

btw, you disclose too little contents about your book, Nancy. If it were I, I would put a paragraph for each section of the book on my web as "hooks" to the buyer. :SM128:

I was going to have JFK say the Title to this post, but he's dead. 4
What I want to say is this. I have Nancy's book, "You Know You're a Landlord When..", and I have her 2005 Calendar.
The book? I can immediately identify with almost everything in there and and am constantly reminded of it by things I hear from tenants. It's an easy read and I personally guarantee at least one laugh per page. This little book is easily worth twice the price just because of the pleasure it offers.
The calendar? This is not one of those calendars that you promise to hang up and then, keeping your promise, secretly hang it on the back of the bathroom door. You want this calendar placed where you can get a giggle every time you walk past it.
P.S. I don't work for Sunrise Investments but I love Nancy's stuff.

Hi Aldo.

Geez I overlooked your post here. My eyes are still trying to adjust to everything here. It's like going to Disney Land. I love it. I can't wait till people become more active here.

I'd like to thank you for your nice words about my books and stuff. As I am creating these Calendars I hang them on the wall of my office and they even make me smile and laugh out loud and I'm not being conceded because I didn't draw these little guys. I purchased them from someone who did. So the smiles are all due to him.

I have just completed the 2007 Calendar and am now working on the 2008 Series and will be done with it until more little guys become available.

So hopefully these calendars will be a MUST TO HAVE each year as I've designed them to be in a "series" in hopes that people who order them will look forward to the next one and the next and the next one year after year after year.

Thanks again, Aldo...sorry I missed this.
You know how writers and actors are such "HAMS"! :icon_roll
