Anything learned is always good. Spare the rod spoil the child plays a role with adults as well as children...

I am brutally honest with telling the truth with anything. I have learned from not only parents but mentors that the truth does hurt but it is always in a good way that it must hurt. Lessons learned hard are always the hardest lesson.........................

I hope to see everyone in the session, and especially Mr. Charley because of his knowledge with structure engineering and larger projects which when I start embarking on he will be right beside me for very knowledgable advice and expertise..........If not as a engineer but possible partnership for his extensive knowledge.................................

Anyone know of a reputable Georgia loan officer? I have a client I have been working with here in AZ and they are transferring to Atlanta. I want to make sure they will be taken care of, but not taken advantage of :wink: .

Luci, these look to be worth further investigation!

I've worked with five lenders in Atlanta and they were all good in some way. But none was perfect or fantastic in every way. I doubt such a lender exists.

These two are my favorites because they
(1) return calls better than most
(2) have a wide range of programs for investors, and
(3) are competitive with rates and origination fees.

FYI - First Mortgage is locked into using one certain appraiser (DS Murphey, a good company).

A mortgage company to avoid: Streamline Financial (Cole Smith). Cole's the one that looks and sounds like a used car salesman at GAREIA each month. I did two good loans with Streamline and a third one that burned me. Bottom line: I got to the closing table (late, due to processor negligence) and found my origination fee doubled plus about $400 in other avoidable fees. And no willingness on the part of Streamline to make things right.

Dan, your help to investors is widely-known and appreciated. I hope these leads benefit you.

I've also had good experiences with 1st Mortgage Solutions and with DS Murphy. With all the mortgage fraud that occurs in Atlanta you'd be wise to work with a reputable appraisal company like DS Murphy.

Nothing like beating a dead horse but every lead opens a new door! Thanks goes to Atlanta Bob for his thoughts below!

I've used First Mortgage Solutions in the past and found them to be very
thorough. I recommend them to my "investor families" that I work with via
REMAX Town & Country (REO properties in FMLS computer) and they have also
found them good to work with. Like you know, they offer a wide variety of
loan programs for REI's: Sean Trombetti at 404-641-1486 (their Marietta
office).

GREIA.com is for sale(the domain name). Somebody didn't pay the bill I guess.

Dollarblaster.com which is listed under Chris' name,appears to be some kind of Get Rich Quick advertising pryamid scheme.
I may be wrong,but I did a little searching out of curiosty.(the cat's been dead for awhile now).That was my take on it.


Not pointing fingers at anyone mind you,just raising a brow.

Michoua, check the Georgia specific forum. I just posted a ton of properties that Howard has for sale there. Howard could probably tell you which one would be the cherry in his inventory.

Hi Chris

I'm interested in investing in Savannah--thx to Howard--. I just returned from Jack Miller's Options Seminar and it was terrific. I don't know what your market is like--if it's a buyers or sellers market. This technique would work great in Ohio because there are soooooo many homes on the market but I don't plan on staying in Ohio so thought I would look to Atlanta & Savannah.

Is the market slow enough that there are motivated sellers willing to lease their homes for 3-5 years or longer? Or, maybe I could find some people who need help staying in their homes.

Plz let me know. I will be down in Georgia the end of the year and would love to meet someone to work with in purchasing options.

Jean, there are opportunities in Atlanta and Savannah, but they are 267 miles apart and they are 2 different worlds.

I live in N.E. Ohio and the population is being sucked thru a funnel going south and west. My daughter lives North of Atlanta and I've been there many times. Thought I would hopefully option some properties and hire an investor who is managing their properties and give him a percentage--of my profit to manage mine as well as teach my daughter how to manage. Then, I could go to Savannah and do the same. I know they are far apart but if I can find an honest investor and pay them well, why wouldn't I be able to do that? I would love advice from you whether you think it is feasible. I met people doing just this type investing at the seminar. Of course, the most important thing after buying right is finding the right manager.
