Have plenty of funding just can not find enough good deals.My market is average warmer side(R.I.) using bandits,newspaper adds,direct mail even have an ad going into val-pac mailer.I'm looking for any suggestions or reading material to get the phone ringing with motivated sellers THANKS M.R.

Plenty of funding I have plenty of deals. Savannah, GA partnership 50-50 I do allthe work..... :SM086:

Chris, one thing I will say is there is strength in numbers. Indeed that is the premise behind our home here. If you two could meet and make an initial agreement to do one deal, then you both would know. What is great about this going down is that you two together can exchange contacts and support the other partners weak areas, hence making a third person which is stronger and smarter than either of you alone.

Two heads are better than one makes sense when you look at the potential for its employment here, if either of you fails to live up to the others expectation I would expect you to make it know here for all to see, this would most assuredly keep you both accountable to holding up your individual ends and responsibilities set down upon your initial meeting.

I challenge you both to do one deal and report the results back here; this could show others the power of the TEAM. Together Each Achieves More!

I am very aware of the consaquenses (i am a bad speller, but I am getting better) of the matter. I have no concern because I know that I can hold my end and make everyone money/ :clap:

Not that your methods are bad - seems like you're doing the right thing, but have you thought about expanding your marketing area? Is the area you're working oversaturated with others doing the same thing? I'm just wondering....?

how many people should I be marketing too,population is 170k,63k homes.Problem is I see in investors paying 85% fmv for property.Don't see any reason to pay 170-250k to make 7-8% on a property. Not using my money or credit anyway.I know I'm not a marketing genius,my sister owns a small ad firm in MA. and has helped me with that aspect.After talking to my new pal in GA. I think their are more potential deals in the south.Will keep plugging away in R.I. but definetly moving part of my business down south.THANKS MIKE

Those yellow signs "We Buy Houses" often seem to be successful.

Having a little experience in advertising, Las-Vegas-Real-Estate's suggestion is great, particularly with repect to color. For whatever reason, yellow appears to be the most successful color for this type of sign. Lean toward a slightly darker yellow - as opposed to light or bright yellow. It would also help to include the word cash, i.e., We Buy Houses for Cash or Cash For Your House. Not many people miss seeing a sign that includes that magical word, myself included.

Be different and get noticed, brand yourself with a unique design and make sure people see it repeatedly!

Yep, I'm guilty - not thinking outside of the box again. Joe made me rethink my earlier reply. Methinks he's right and me's wrong. If your signs are like everyone else's, you're just a face in the crowd, even when using the word 'cash'. Being different does get attention. How about blaze orange signs with green lettering? (Probably not good near a restaurant unless your provide barf bags.) If you'd want to do a study on this issue, you might want to try different signs a few blocks apart on the same thoroughfare, each with different wording and coloring so you can connect a specific call to a specific sign. While this would be more costly and time-intensive, it would serve you well for a long time to come. Needless to say, if you are able to do this, sharing your experience with us would be greatly appreciated.

Starting monday I will change that,did some reading last night and came up with some new ideas that I will try.BTW Aldo i'm ugly enough don't need people throwing up looking at my signs too.

HANDWRITTEN SIGNS-

My best results comes from my handwritten signs. Sharpie permanent markers last through any weather condition/

I am a cheap person so I go to Michaels and get the plastic stuff the sign makers use and then cut to the size I want and use the marker to write out my message

The grass may be greener on the other side of the fence, but you still have to mow it!

Two years ago I moved from Houston, 4th largest city in the country IIRC, to a county that probably has fewer than 100K residents. I find enough deals to do, although there've been times I've looked farther afield. In fact looking with another member here at a possiblity in her town, 90 miles away.

Deals may be cheaper in GA, but rents are lower and it takes a higher margin to produce the same $$. I thought many parts of RI were distressed, or does distressed up there still mean over 200K.

dealmaker,Yes distressed does mean 200k.It's not the price of the homes that trouble me,through my own inability or not, just not getting decent deals. .So being 38 and single why not explore opportunities in other places, airline tickets are cheap.After reading posts at varios sites for the last 14 months it seems their are more opportunities in other places.Not saying their aren't deals in the northeast, but by no means am I a seasoned experienced investor just looking to jump-start my career and if that takes me all over the country I welcome it.

WMR age old wisdom says find one place on this planet and make it your area of expertise, become the go to guy for your specific niche specialties.

The sooner you can settle into one area and make a commitment to stay there for a looong time, the better your chances of reaping longterm rewards.

Based on the current markets, many parts of the North East are high priced and in some cases at the top of their respective markets.

Ever consider Arizona or Nevada? Some parts of the Carolina's and the scrub patches of Florida also are still opportunities in the making.

One thing that often happens is children of elderly parents tend to end up (whether they like it or not) locating themselves near their aging parents and relatives to look out for them in their fragile years prior to their moving on to the great real estate market in the sky.

The young are pulled back often due to the financial advantages of being near to the old reserves of property and assets that have been accumulated over the years, for all these reasons, do you see yourself being the caretaker of one or two of your family elders in the future? If so you may as well move real close to them now so you can play the best game while you also try and prolong their lives.

It's just something to think about that is often overlooked and it is a reality in many cases!
