:SM036: Currently 20+ promising residential properties located on the MLS with 25% equity and more on my desk ready to be emailed out to “purchase ready” investors. I’ve located some interesting obvious potential commercial properties as well (but no supporting documents from listing agent - must do your own research for true value on the multi-family/apartment complex stuff - bargain because the seller’s agents don’t have docs and can’t get them from the seller if they begged on their hands and knees).
I’m a licensed real estate agent/Research Analyst who locates residential Equity Happy homes in the Dallas / Fort Worth area (50+ sub cities). Out-of-state INVESTORS purchasing homes in the hot Dallas/Fort Worth area of over 6 million residents to fix-up/resell with equity spreads of 25% and greater are my specialty. The investment residential properties I locate are at minimum $250K. I need to be your buying agent to get compensated - buyer's agent's commission on distressed properties have a tendency to be low in the area and don't fully compensate for all my hard work in locating these properties; however, if you’re qualified and ready to purchase now....I’m all yours.
All properties are nationally listed so I can email you my realtor "best guess" full market sale comps of solds in the subdivision (or as close as I can get with new builds/extremely old homes) in the last six months to a year with similar years/sf/structure. Actual final appraisals may vary from appraiser to appraiser as is usually the case in every other state! donlin13@juno.com
Licensed Buyer’s Agents are still a “free service” to buyers in Texas - no Finder’s Fees - though I’m sure you’re hit from the Dallas/Fort Worth area with unlicensed finders in this the State of Texas impersonating agents all the time (which is actually illegal....BTW).
If you’re not ready to purchase today, I simply cannot waste valuable time with hard-to-do research for a home for a “looky lou” or with someone who is not going to use me as their Realtor as these are not my listings and I cannot get paid by the seller’s agent unless I present the offer/contract for purchase; and of course another reason, I’m a single mother of three - can’t waste valuable time on “just thinking about a D/FW residential investment”.........Thanks in Advance...........Linda Ogden, William Davis Realty donlin13@juno.com
